Water Heater Replacement in Belvedere: Your Options Before Jan 1, 2027

January 1, 2027 is now less than three months away, and Belvedere homeowners are calling us with the same question: should I replace my water heater now? What Changes on January 1, 2027

Starting January 1, 2027, new Bay Area air-quality rules require newly installed residential water heaters to meet ultra-low (zero) NOx emission standards. In practice, that means:

• You do not have to remove a working gas water heater. There's no forced removal and no inspection coming to your house.
• Repairs are still allowed after 2027.
• The change happens at replacement. If your gas water heater fails after the deadline, you'll most likely be replacing it with a heat pump water heater or another compliant electric option, not another gas unit.

Why Belvedere Homes Make This Decision Harder

Belvedere has some of the most challenging water heater locations in Marin:

• Tight spaces. Water heaters tucked into under-stair closets, narrow side-yard enclosures, and low-clearance garages on steep lots. Heat pump units are taller, need airflow, and need a condensate drain, so not every existing spot works.
• Electrical capacity. Many older homes on Belvedere Island and along Beach Road and West Shore Road have panels that were never sized for a heat pump water heater. Sometimes a 120V plug-in model or a circuit-sharing device avoids a panel upgrade; sometimes it doesn't.
• Salt air. Homes near the water see faster corrosion on gas venting, flex connectors, and exterior equipment. We check these on every replacement.
• Large homes with big demand. Some Belvedere homes run two tanks or a tankless unit to keep up with multiple bathrooms, which changes how you plan an electric replacement.

Your Three Options Right Now

1. Replace gas with gas before the deadline

This makes sense if your unit is 8–12+ years old, showing signs of failure, and your home isn't ready for electric (tight space, limited panel). A new, properly installed tank gives you years of service and time to plan.

2. Go heat pump now

If you have the space and electrical capacity, converting now lets you plan the install rather than rush it when your gas unit fails. Heat pump water heaters use much less energy than gas or electric resistance, and rebates may be available through programs like BayREN and TECH Clean California. We check current programs for you.

3. Wait, and plan

If your water heater is newer and working well, there's no reason to rip it out. What we recommend is a quick assessment now: panel capacity, location, venting, and condensate route. That way, if it fails in 2028, you already know what goes in its place.

• Heat pump water heater: roughly $6,500–$12,000 installed, before rebates
