Propane Boiler Repair in Sebastopol and West County Sonoma
Outside town, many West County homes heat with a propane boiler. Propane systems fail in their own ways, from run-outs to regulators to boilers set up for the wrong fuel. Here's what to look for and how we fix it.

In Sebastopol and the rest of West County, a lot of homes outside town aren't on natural gas. Their boiler, and often their water heater, runs on propane from a tank on the property. Propane boilers work the same way as natural gas boilers, but they fail in a few ways of their own, and the first cold weeks of November are when those problems show up. If your propane boiler or radiant heat isn't working, call or text Local Plumbing at (415) 234-0370. You can also read about our boiler replacement work.
Why Propane Is So Common in West County
Natural gas lines reach downtown Sebastopol and some nearby neighborhoods, but much of the area around Graton, Freestone, Occidental, Forestville and out toward Bodega is on propane. Homes on a few acres, older farmhouses from the orchard days, and homes tucked into the redwoods often have a propane tank for heat and hot water, and many also have a private well.
That mix shapes what we see on boiler calls:
- Older homes with cast-iron or early non-condensing boilers that have been running since long before the current owners moved in
- Newer homes and remodels with radiant floors and modern condensing boilers
- Second homes where the boiler sits idle for weeks, then has to come back on during a cold spell
- Damp, shaded sites in the redwoods where moisture is hard on venting, controls and near-boiler piping
Problems That Are Specific to Propane Boilers
Running out of propane
This is the most common one. When the tank runs dry, air gets into the gas lines and every appliance goes out. Most propane suppliers require a leak check before they'll restore service after a run-out. Even then, the boiler may not light right away. Many modern boilers lock out after a few failed ignition attempts and need to be reset once the air is purged from the line. If the boiler still won't light after the tank is refilled and checked, that's our call.
Regulator problems
Propane systems use regulators to step the tank's high pressure down to the low pressure appliances need. A failing regulator, or one that's undersized for everything the house runs at once, starves the boiler of gas. The signs are a boiler that lights and then drops out, ignition lockouts that happen mostly when other appliances are running, or a flame that looks weak. We check the gas pressure at the boiler while it's firing.
A boiler set up for the wrong fuel
Most boilers ship set up for natural gas and have to be converted for propane with the manufacturer's kit or settings. If that conversion was skipped or done wrong, the boiler can soot up, lock out, run inefficiently or produce unsafe combustion. This is one reason we do combustion analysis on every boiler service: it shows right away whether the boiler is burning its fuel properly.
Condensate and septic systems
Modern condensing boilers produce acidic condensate, a steady trickle of water that has to drain somewhere. On rural properties that drain often goes to a septic system or outside. A condensate neutralizer protects the drain line and whatever it drains into. A clogged condensate trap is also one of the most common reasons a condensing boiler locks out.
Why Efficiency Matters More on Propane
Propane usually costs more than natural gas for the same amount of heat, so an inefficient boiler costs more to run on propane. An old non-condensing boiler that runs hot all the time wastes a lot of fuel.
A modulating condensing boiler with an outdoor reset control adjusts its output to the weather and runs at lower water temperatures when it can. Radiant floors are a good match, because they need low water temperatures, which lets the boiler condense and run at its most efficient. We install a lot of NTI, Navien and Lochinvar boilers, set up for propane per the manufacturer.
For some propane homes with radiant floors, an air-to-water heat pump is also worth looking at. It heats the same radiant loops with electricity instead of propane. Whether it makes sense depends on the home's heat loss, the electrical panel and how the radiant system is laid out.
Repair or Replace?
Repair makes sense when the boiler is in decent shape and the problem is ignition, a sensor, a pump, a zone valve, a regulator or a clogged condensate trap. That covers most calls.
Replacement makes sense when the boiler is past about 15–20 years, keeps locking out, needs parts that are hard to get, or was never set up properly for propane. A replacement in a propane home includes the fuel conversion, venting, condensate handling, controls and a combustion test at startup. If the house has radiant floors, we check the manifold, mixing valve and zone controls at the same time, since a new boiler can't fix a radiant problem that's elsewhere in the system. Do the Bay Area gas appliance rules apply to propane?
According to the Bay Area Air District's 2026 FAQ on its appliance rules, propane equipment isn't covered by its zero-NOx standards. Those rules are aimed at natural gas water heaters, boilers and furnaces. Parts of northern Sonoma County are under a separate air district.
What Our Propane Boiler Service Includes

- Gas pressure at the boiler while it's firing, and a check that the boiler is set up for propane
- Ignition and flame sensing, plus the error history in the boiler's control
- Venting and condensate, including the trap, drain and neutralizer
- System pressure, pumps and zones, including radiant manifolds and mixing valves
- A straight answer on repair versus replacement
Sebastopol Propane Boiler FAQs
My propane ran out and now the boiler won't start. What do I do?
Once the tank has been refilled and your supplier has checked the system, try resetting the boiler per its manual. If it still locks out, call us. Air in the gas line, a tripped safety or an ignition component may need attention.
Can a natural gas boiler be converted to propane?
Many modern boilers can be converted with the manufacturer's kit or settings. The conversion has to be done correctly and followed by a combustion test. We check this on every propane boiler we service.
Why does my propane boiler keep locking out?
On condensing boilers, the common causes are a clogged condensate trap, a dirty or worn flame sensor, low gas pressure from a regulator problem, or a boiler that was never properly set up for propane.
Do you serve Occidental, Forestville and Bodega Bay?
